AHS Residential sells Fla. apartment complex for $38M

Homebuilder AHS Residential, through its Village at Dania Beach LLC entity, divested an apartment complex in Dania Beach, Fla., to California-based Guillermina Dawson Trust for $38 million, the South Florida Business Journal reported, citing broker Cushman & Wakefield.

The price for the 144-unit Place at Dania Beach at 180 E. Dania Beach Blvd. translates to $263,889 per unit. The seven-story complex, which was built on a 1.9-acre site in 2017, also includes ground-floor retail space, a fitness center, a rooftop pool and a parking garage, among other amenities.

The property is 97% leased, with an average market rent of $1,784 per unit, the publication added.
