Atlanta assets sell for $68M; Seattle development site changes hands for $33M

* An affiliate of Plus Investments USA purchased the Chromer Building high-rise development site near Pike Place Market in Seattle for $32.5 million from Urban Visions for a possible condominium project, the Puget Sound Business Journal reported, citing a King County deed.

* Genton Cockrum Partners sold the three-story, roughly 93,000-square-foot Six25 Fair Oaks office building at 625 S. Fair Oaks Ave. in Pasadena, Calif., to Greenbridge Investment Group for $31 million, The Real Deal reported, citing property records.

* Ash Properties Inc. is set to acquire the 285,487-square-foot, 63%-occupied BB&T Tower office building in Jacksonville, Fla., after submitting the winning bid of $23.3 million, with closing expected in midsummer, the Jacksonville Business Journal reported.

* Barone Management paid $20 million to acquire two land parcels at 89-25 161st St. and 89-25 162nd St., offering more than 295,000 buildable square feet in Jamaica, N.Y., from Sisters of St. Dominic, with plans to build a charter elementary school and two new residential buildings, The Real Deal reported, citing company representatives.

* Kushner Cos. LLC sold its 2.5% stake in the properties at 25-30 Columbia Heights and 85 Jay St. in Brooklyn, N.Y., to CIM Group, the New York Post reported, citing unnamed sources.

* Condor Hospitality Trust Inc. is under contract to sell the 121-room Super 8 hotel in Creston, Iowa, for $5.1 million, with closing scheduled for the third quarter.

* L&M Development Partners Inc. and Jonathan Rose Cos. LLC plan to build a 37-story building with about 318,000 square feet of residential space and 384 units, along with 28,000 square feet of commercial space, at 1681 Madison Ave. in East Harlem, N.Y., as part of their Sendero Verde complex, The Real Deal reported.

* Manatt Phelps & Phillips LLP renewed its 80,265-square-foot lease at Boston Properties Inc.'s Times Square Tower at 7 Times Square, N.Y., the New York Post reported.
