The investment community is worried that the commercial real estate market, particularly certain subsectors such as office and retail, could come under stress as the pandemic pushed some workers away from urban centers and encouraged others to work from home. At the same time, the Federal Reserve’s efforts to tame inflation had led to significantly higher interest rates and accordingly higher borrowing costs. While those fears are reflected in publicly-traded REITs exposed to the sectors, little price discovery has occurred post pandemic due to a lack of transaction activity. Recent liquidity pressures at banks could force price discovery in the market, however, as borrowers facing near-term maturities on their loans might find that financing is no longer available as financial institutions seek to preserve cash.

Stewart Webster is a 13-year veteran at S&P Global and currently serves as a Director on the Credit & Risk Solutions team in the Market Intelligence segment. His focus is quantitative risk models that are driven by big data, machine learning, and climate impact. Stewart uses these models to streamline processes and provide workflow automation for the firm’s global clients.
He was also an Associate on the Leveraged Finance team at S&P Global Ratings. In this credit analysis role, he rated high-yield sponsor-backed companies and Middle Market CLOs. He was lead author for the “Credit Estimates within Middle Market CLOs” quarterly series and produced credit research often cited by financial institutions and government agencies. John Kevill is a proven leader in the commercial real estate business and brings over 25 years of industry experience. During his career Kevill has executed nearly $25 billion in transactions, including single-asset sales ranging in value from $4 million to $500 million, national portfolio sales, recapitalizations, and several entity level transactions. Throughout his career, he has been based in Washington DC and has been widely recognized for his accomplishments in that market and beyond. In addition to his deep transactional experience, he has had held various leadership roles, most recently serving as president of the U.S. Capital Markets business for Avison Young, tripling the revenues of that business during his five plus years of leadership.
He has also had leadership and transaction roles at industry leading real estate investment banking firm Eastdil Secured, as well as at JLL one of the world’s largest vertically integrated commercial real estate service firms. He counts among his clients many of the industry’s leading investors including numerous funds, REITs, investment developers and high net worth investors. Currently John leads a Washington DC based advisory and investment boutique, Solitude Cove Capital. He and his team at Solitude Cove Capital are focused on providing bespoke capital markets solutions to owners of institutional quality real estate and sourcing investment opportunities for a captive investment partner. He also serves as Senior Advisor to New York based consulting firm Arcturus, which is a team of highly seasoned professionals who provide strategic advice to owners of real estate across geographies and asset classes. John is active in the community serving on several boards including Habitat for Humanity of DC-Northern Virginia. He is also a full member of ULI, serves on the advisory board for the Steers Center for Global Real Estate at Georgetown University, and is active in numerous other industry organizations.
