10 North American REITs announce higher dividends in October

In October, nine US real estate investment trusts increased their dividends, bringing the total of US REITs that have raised dividends so far in 2025 to 65, according to data from S&P Global Market Intelligence.

Four shopping center REITs announced higher quarterly payouts in October. Kimco Realty Corp. declared a dividend of 26 cents per share, reflecting a 4% increase from its previous payout. Kite Realty Group Trust raised its dividend to 29 cents per share, a 7.4% increase from its prior payout. Regency Centers Corp. increased its dividend 7.1% to 75.5 cents per share, while Brixmor Property Group Inc. raised its dividend 7% to 30.75 cents per share.

Kite and Kimco Realty's new payouts are lower than their respective dividends at the end of 2019, while Regency and Brixmor's new payouts exceed their dividends from that same time.

Other REITs that announced higher dividends in October include LXP Industrial Trust, NexPoint Residential Trust Inc., Community Healthcare Trust Inc. and single-tenant REITs Getty Realty Corp. and Agree Realty Corp. The new dividends declared by these companies are higher than their payouts from 2019.

In Canada, Flagship Communities REIT announced an increase of its monthly dividend, which is now set at 5.45 cents per share. This new payout represents a 5.4% increase compared to its prior dividend.

Dividend increases by sector

As of Oct. 31, the 65 US REITs that increased their payouts accounted for 41.4% of the entire sector. Among these, the retail REIT sector had the highest percentage of members announcing higher dividends, reaching 73.1%. This was followed by the industrial and residential sectors.

In Canada, 10 REITs have raised payouts, or 22.7% of the Canadian REIT industry.
