Carter Validus Mission Critical REIT's Chicago data center trades for $315M

Carter Validus Mission Critical REIT Inc. divested a roughly 250,000-square-foot data center in the Chicago metropolitan area for $315.0 million.

An affiliate of Digital Realty Trust Inc.'s operating partnership was the buyer of the data center, which sits on about 19 acres of land and had a net book value of about $227.3 million as of Sept. 30.

In line with the sale, Carter Validus repaid about $105.1 million of property-level debt.

Moelis & Co. LLC was Carter Validus' lead financial adviser on the transaction, with KeyBanc Capital Markets Inc. and SunTrust Robinson Humphrey Inc. acting as co-advisers. Morris Manning & Martin LLP was its legal counsel.
