* NewRiver REIT bought the Grays Shopping Center in Essex for £20.2 million. The asset is on a 4.7-acre site and features 177,300 square feet of retail space and a 32,000-square-foot office building, as well as development rights for a residential transformation.
The deal reflects a net initial yield of 9.4% on the shopping center part of the property.
* Stenprop Ltd. purchased the Kirkstall Industrial Park in Leeds from CBRE Global Investors for £8.1 million, marking a net initial yield of 6.75%.
The park contains 111,081 square feet of industrial space across 14 units, with a weighted average unexpired lease term of 5.4 years to lease expiry and 4.1 years to lease breaks.
The Netherlands
* Belgium-based Aedifica SA paid approximately €16 million to acquire two healthcare sites in Smakt and Velp. The Zorghuis Smakt property provides 32 units, while the Zorgresidentie Mariëndaal care facility encompasses 31 units for independent living, 44 units for continuous care and a day center.
The deal for the two assets represents an initial gross rental yield of roughly 6.5%.
