Aedifica to acquire UK healthcare property portfolio for £450M

Belgian real estate investment trust Aedifica SA agreed to acquire 93 healthcare properties in the U.K. from an affiliate of Lone Star Funds' Lone Star Real Estate Fund IV for about £450 million, reflecting an initial gross rental yield of roughly 7%.

The portfolio consists mainly of purpose-built care homes spread across 91 locations, with a capacity to house over 5,700 residents.

About 26% of the rent from the portfolio comes from properties in London and the South East.

The transaction is expected to close by the end of January 2019.
