* Madison Investments is under contract to sell the 56-unit Elysium Fourteen luxury apartment building at 1925 14th St. NW in Washington, D.C., to Snell Properties for $43 million.

* Goodwill Industries of Middle Tennessee Inc. sold its headquarters campus and distribution hub, spanning 12.5 acres in downtown Nashville, Tenn., for $38 million to U.S. Smokeless Tobacco Co. LLC, the Nashville Business Journal reported, adding that Goodwill signed a five-year lease at the property, with a 10-year renewal option.

* Flywheel Capital bought a two-building, 284,166-square-foot office property at 10125 and 10205 Federal Drive in Colorado Springs, Colo., for $27.9 million from Guggenheim Investments affiliate CS/Federal Drive AB LLC, the Colorado Real Estate Journal reported.

* A Crown Realty & Development Inc. unit acquired the 62,424-square-foot, 66%-leased office building at 5889, 5893 and 5897 Oberlin Drive in San Diego from Bixby Land Co. for $20.4 million.
