ElmTree sells majority position in $900M US net lease property portfolio

Real estate private equity manager ElmTree Funds LLC sold a majority position in an 18-property portfolio of build-to-suit net lease assets across the U.S.

Guggenheim Investments acquired the position in the portfolio, which has a gross asset value of about $900 million and is mainly made up of industrial and office assets.

The portfolio includes a 1.5 million-square-foot industrial facility in Dallas net leased to a U.S.-based confectionary maker; a 500,000-square-foot industrial facility in St. Louis net leased to a U.S.-based multinational courier delivery services company; and a 375,000-square-foot industrial facility in Valley, Ala., net leased to a U.S.-based corrugated packaging company.

ElmTree will manage the assets for Guggenheim and keep a small equity portion in the portfolio.
