U.S. equity real estate investment trust capital raising remained steady in the second half of June, with $2.45 billion raised in the two week stretch. June marked a four-month high for REIT capital-raising activity after a slow three months.
Communications REIT Crown Castle International Corp. raised the most capital in the recent two weeks, with $1 billion raised through two senior debt private placements completed June 26. Year-to-date, Crown Castle has raised $3.59 billion, the most of any U.S. equity REIT.
U.S. REITs raised $21.37 billion through capital offerings in the first half of 2018, down 52.5% from the $44.98 billion raised in 2017 over the same time period.
The specialty sector — comprising casino, communications, data center, energy infrastructure, land, prison and timber REITs — raised the most capital in the half, at $8.82 billion. The industrial sector followed, with $3.15 billion raised.
